From Tuesday 5th January, it has been confirmed that you are still able to purchase or sell a home, as well as move home if you need to.
British Prime Minister Boris Johnson announced on 4th January 2021 that the UK would be once again going into a national lockdown. All changes would take effect the following day on the 5th, with certain sectors remaining active throughout the next 6 weeks. Working similar to the November 2020 lockdown, the property market will continue to be open for business as usual, meaning you are still able to take up house viewings, push on with your property purchase and put your home up for sale.
It is important to note that you may still experience delays with some businesses. Solicitors and Surveyors are once again in need of tighter restrictions, leading their services to take a little longer. There is also expected to be a mad dash of customers attempting to take advantage of the Stamp Duty Cut before that eventually ends.
We would like to urge everyone who is looking at moving home, to stay safe and ensure you’re following all the correct guidelines whilst doing this. Please see the latest government guidance on how you can protect yourself and others whilst moving home.
We are pleased to confirm that yes, 90% mortgages are still available. We are seeing signs more frequently that lenders are more and more confident in the UK property market as time passes. They are aware that the demand for properties is still very much there, and that people will only start coming back when they are confident that they can get a deal with a 5-10% deposit.
You may also be able to access a 90% mortgage through something like the Help to Buy Equity Loan scheme or the Help to Buy Shared Ownership scheme. Your mortgage advisor will explain how these methods could help you obtain a mortgage with only a 5-10% deposit.
Mortgage Payments Holidays (a means of temporarily delaying finances that could leave you struggling during the pandemic) were due to end on 31st October 2020. Thankfully for many, this option has now been extended to 31 March 2021.
If you are yet to utilise a Mortgage Payment Holiday, you’ll be able to request a break of up to 6 months. If you’ve already taken a Mortgage Payment Holiday of less than 6 months, you will be able to extend your existing holiday up until the 6 month mark.

Property values have kept themselves up to a high level during the pandemic. This is down to a shortage of stock, undiminished consumer demand and the Stamp Duty Holiday (which is due to end in March 2021).

Friday 27th September 2019 marked the day for Macmillan Coffee Morning, an event which the charity encourages others to take part in to raise money for cancer support.
Throughout the years our Mortgage Advisors in Hull have taken part in many of these, keeping the charity close to our heart and help where we can.
This year it was one of the best yet, with some incredible food brought forward by the brilliant staff in Hull.
Each one of these went down a treat with our staff at Hullmoneyman and our building neighbours, who donated an amazing amount for Macmillan Cancer Support.
We are incredibly grateful for everyone that baked, donated, tasted, and had fun during our coffee morning. We are all very full, but we cannot wait for what next year bring us.

On Saturday 31st October, the British Prime Minister Boris Johnson announced that England would enter a second lockdown from Thursday 5th November to Wednesday 2nd December. The plan was to put in further restrictions to decrease the spread of the coronavirus. However, this lockdown is a little more lenient than the first, allowing more industries and educational settings to remain open. Our biggest concern was what would happen to the property market. However, now we are in the depths of lockdown 2.0, we can say that everything looks promising and the property market remains open!
Of course, there have been some minor changes to parts of the home buying process, most of them being social distancing measures. The property market is still standing strong, here is what you are allowed to do over the lockdown:
Here are some of the most common questions that we have been asked by Home Movers and First Time Buyers in Hull about the lockdown and how it affects the property market:
Unlike the start of the last lockdown when restrictions were a little tighter, in this lockdown you are still able to move home. Home removal services, van hire, everything needed to move home will still be available.
As mentioned before, the home moving process will have to be completed under the social distancing guidelines. This will be of most importance if you are viewing other people’s home and taking house viewings regularly.
The answer is yes, the government are allowing you to visit your estate agent’s office. However, some estate agents have chosen to work from home and have closed their local branches, so you may have to check whether they are open or not.
Especially in this day and age, some people prefer to transact over the phone, and there is nothing wrong with this, you can still get the process started over the phone and even online. We advise that you take your time if you are doing everything online, and make sure that you clearly understand everything that is being communicated.
You can still continue with your house viewings, however, if it’s possible maybe you could try your estate agent’s virtual house viewing (if they offer that). Most home buyers are shifting towards this new approach to house viewings; as a Mortgage Broker in Hull, we also expect that the number of virtual viewings will increase over lockdown.
Even though virtual viewings may be your safest option, we also understand that choosing your dream home is a huge life decision, so if you want to view the property in person, there is nothing wrong with that.
Your estate agents will also check with the property owners that a socially distanced property viewing is okay, if so, then you can arrange a date and time. Depending on the time of day and the homeowner’s situation, they may go out somewhere so that there as few people in the household as possible.
The property market hasn’t been put on pause like the first lockdown, you can still continue the home selling process as normal. You will need to consider everything that comes with selling a property, this will include choosing an estate agent and a property valuation, getting pictures of the property taken, etc.
With the guidelines and restrictions in place, there may be some delay in the process. Estate agents are very busy at the moment with enquiries and with all of the different measures in place, things that are normally easy to complete are taking a little longer.
Yes, conveyancing solicitors will remain open during the lockdown. They will still be available to support your property sale. Again, most solicitors are working from home and we advise that you be patient as due to the demand in the property market, things may come slower than usual.

However, if you have already had a six month payment holiday, you have already reached the six month limit and therefore unlikely that you will be able to access this scheme again.

For National Apprenticeship Week 2020, we thought that we’d take a moment to reflect upon our young employees who have got through our apprenticeship program and to those who are currently still working their way through it.
Here is a quick mention to Thomas Bowes and Laura Aves who were the first wave of apprentices. Tom started within the customer care team and then went on to become a Mortgage Advisor in Hull.
